The Tank-Style Water Heater Still Has a Place
A traditional tank water heater is the right choice for most single-family homes in East Texas. The upfront cost is roughly half of a comparable tankless install, the technology is well understood, parts are widely available, and a properly installed and maintained unit delivers 10 to 15 years of dependable hot water. For households where the hot water draw is predictable, a 40 or 50 gallon tank handles the demand without trouble.

When to Call About a Tank Water Heaterr
- Popping or rumbling noises from the tank
That noise is sediment. Hard water in East Texas drops calcium and mineral deposits to the bottom of the tank, water gets trapped underneath, and when the burner or lower element heats it, the steam bubbles burst against the sediment layer and make the popping sound. A flush sometimes recovers the unit. A tank that’s been making this noise for years is usually past the point of recovery.
- Pilot light won't stay lit (gas units)
A pilot light that lights and then goes out within seconds usually points to a failed thermocouple, a dirty pilot tube, or a draft issue around the burner. Thermocouple replacement is one of the most common gas water heater repairs and is typically a same-visit fix. Repeated pilot failures on a unit over 10 years old can also be a sign the gas valve assembly is on its way out.
- No hot water on an electric unit
Electric water heaters use two heating elements, an upper and a lower, with a thermostat for each. When the upper element fails, you get no hot water at all. When the lower element fails, hot water runs out unusually fast. A multimeter test confirms which element has gone, and replacement is straightforward as long as the tank itself is in good shape.
- Water leaking from the bottom of the tank
A puddle or steady drip from the bottom of the tank almost always means the tank itself has corroded through and the unit needs to be replaced. Tanks have a steel inner shell with a glass lining and a sacrificial anode rod that’s supposed to corrode first to protect the tank. When the anode is exhausted and not replaced, the tank starts corroding. Once it’s leaking from the bottom, repair is not an option.
- Hot water runs out faster than it used to
A tank that used to handle a 15-minute shower and now runs cold at 8 minutes points to one of three things: a failed lower heating element on an electric unit, a broken dip tube mixing cold incoming water with hot outgoing water, or sediment buildup that has reduced the tank’s effective capacity. All three are diagnosable on a service call, and the first two are repairable. The third sometimes is, depending on how long it’s been left alone.
What We Do for Traditional Water Heaters
Tank Water Heater Installation
New 40, 50, or 80 gallon Rheem tank installs for new construction, replacement upgrades, or capacity changes (going from a 40 to a 50 to handle larger household demand). We size based on household size and peak draw, install with proper code-compliant connections, set up the temperature and pressure relief valve, install the expansion tank where required by code, and verify the unit is up to temperature before leaving.
Tank Water Heater Replacement
Old tank at end of life or leaking. We disconnect and remove the old unit, evaluate the existing connections (gas, water, vent on gas units, electrical on electric units) for code compliance, install the new Rheem, transfer or replace the T&P valve, register the manufacturer warranty in the homeowner’s name, and dispose of the old tank. Most replacements are completed in a single visit.
Tank Water Heater Repair
Heating element replacement, thermostat replacement, thermocouple replacement on gas units, gas valve assembly repair, T&P valve replacement, dip tube replacement, and anode rod replacement to extend tank life. Common Rheem parts on the truck, so most repairs are done on the same visit. We diagnose first, then quote, then repair.
Water Heater Maintenance and Flushing
Annual or biennial flushing to clear sediment from the tank, anode rod inspection and replacement when worn (typically every 4 to 5 years in East Texas water), T&P valve testing, and gas connection inspection on gas units. Routine maintenance separates tanks that last 8 years from tanks that last 15.

A tank water heater has fewer components than a tankless unit, and the components it has are well understood and widely stocked. Heating elements, thermostats, thermocouples, dip tubes, T&P valves. Common parts, available everywhere, often replaced same-visit. When something does fail, you’re rarely waiting on a special-order part.
- Sized for Real Households
A 40 gallon unit handles a 1 to 2 person household. 50 gallons covers most 3 to 4 person homes. 80 gallons is for larger households or homes with multiple simultaneous demand points (think a family with teenagers and a soaking tub). Right-sizing the tank to the household is part of what we do on the install quote, so you don’t pay for capacity you won’t use or run out halfway through the morning.
- Master Plumber Install With 1-Year Warranty
Every tank we install is set per current Texas plumbing code by a Master Plumber. Proper relief valve, expansion tank where required, correct gas connections and venting on gas units, and code-compliant electrical hookup on electric. The 1-year warranty on our install work sits on top of the Rheem manufacturer warranty (typically 6 to 12 years on the tank, 1 to 2 years on parts depending on model).
What a Standard Tank Install Looks Like
A typical tank water heater replacement is a same-day job for most East Texas homes. Here’s what’s involved: shutting off the water and gas (or electrical) to the existing unit, draining the old tank, removing the old unit, prepping the new Rheem, setting the new tank in place and connecting the water lines, connecting and pressure-testing the gas line on gas units (or hooking up the electrical on electric), installing the temperature and pressure relief valve and discharge tube, installing the expansion tank where code requires it, filling the tank, firing the unit and verifying it reaches temperature, registering the warranty in the homeowner’s name, and a final walkthrough on operation and maintenance.
Every install is performed to current Texas plumbing code. The 1-year labor warranty covers the install work, on top of the Rheem manufacturer warranty.

How much does a new water heater cost in East Texas?
Total install cost depends on tank size (40, 50, or 80 gallon), fuel type (gas or electric), brand and model, and whether the existing connections are reusable or need to be brought up to code. We provide a written quote before any work begins. No surprise charges, no upsells, no padded line items.
How long does a traditional water heater last?
A properly installed and maintained tank water heater typically lasts 10 to 15 years in East Texas conditions. Skipping the annual flush and letting the anode rod go past its service life cuts that lifespan to 7 or 8 years. The maintenance is the difference between getting the full life out of the unit and replacing it twice as often.
Should I replace my anode rod?
Yes, every 4 to 5 years in East Texas water on average, sooner if the water in your area runs harder than typical. The anode rod is a sacrificial metal rod that corrodes in place of the tank. Once it’s exhausted, the tank itself starts corroding, and that’s a one-way trip toward replacement. Anode replacement is one of the cheapest things you can do to extend tank life.
