$75 Home Sale Plumbing Inspection
Buying or selling a home in Nacogdoches County or the surrounding East Texas area? A pre-sale plumbing inspection gives both buyer and seller a clear, written picture of what the plumbing system actually looks like before the deal closes. We charge a flat $75 for this service.
➦ What’s covered: a walk-through of all visible plumbing inside the home, water heater age and condition, fixture function (toilets, faucets, drains, tubs, showers), supply line condition where visible, water pressure check, and a visual review of accessible drain and sewer cleanouts. We do not run a sewer camera as part of the $75 inspection. If the home has a history of sewer backups or visible signs of a sewer issue, we’ll recommend a separate camera inspection and quote that work before doing it.
➦ Who this is for: home buyers who want a plumbing-specific opinion before closing, sellers who want to know what’s coming before the buyer’s inspector arrives, and real estate agents looking for a straight read on a property’s plumbing condition. We provide a written summary of findings you can share with anyone involved in the transaction.
$225 Tankless Water Heater Maintenance
Tankless water heaters need annual maintenance to perform the way they’re supposed to and to reach the lifespan the manufacturer advertises. We charge a flat $225 for the full maintenance service, regardless of brand (Navien, Rinnai, Rheem, and others).
➦ What’s included: full unit cleaning, descaling of the heat exchanger, calcium and mineral buildup removal, inspection of the gas connection and venting, flow rate check, error log review, and a written summary of findings. East Texas runs hard water, which means scale builds up faster on tankless heat exchangers here than in soft water markets. Skipping annual maintenance is the single biggest reason tankless units underperform or fail before their expected service life.
➦ When to schedule it: most manufacturers recommend annual descaling. If your tankless unit is throwing error codes, taking longer to deliver hot water than it used to, or making sounds it didn’t make a year ago, that’s also a sign it’s time. The $225 covers maintenance only. If we find a component that needs repair (a heat exchanger crack, a failed flow sensor, a venting issue), we stop, show you the problem, and quote the repair separately before doing the work.

Some plumbing shops build their pricing around discount programs, which usually means the listed prices are inflated to begin with so the discount feels meaningful. We’d rather quote real work at a fair number from the start. If you’re comparing shops on price, we’ll happily talk through what’s included in our quote so you can make an apples-to-apples comparison instead of a discount-versus-discount one.
